EDGE certification for green building loans: two certificates, one loan
A green building loan needs two certificates, not one. The preliminary EDGE certificate proves the design. Only the final certificate proves the building. The money should move in between.

What EDGE measures
EDGE is IFC's green building certification. A building qualifies as EDGE Certified when the design shows at least 20 per cent savings against a local base case in each of energy, water and the embodied energy in materials. EDGE Advanced requires 40 per cent or more in energy. EDGE Zero Carbon goes further, with renewables and offsets.
How the certificates fit the loan
- Design stage: the EDGE model and a preliminary certificate from an EDGE auditor support credit approval and the green classification
- Construction: tranches follow progress, with the lender's engineer or the auditor confirming the measures are built
- Completion: the final certificate, after a site audit, releases the last tranche or locks in the green pricing
A lender that pays the full loan on the preliminary certificate is financing a promise. Tying the last tranche to the final certificate keeps the green label honest.
Where projects lose time
- Savings modelled for energy only, so water or materials fall short of 20 per cent
- Starting EDGE after design is frozen, when measures cost most to change
- No plan for the construction evidence the final audit will ask for

Questions
What savings does EDGE require?
At least 20 per cent in energy, water and embodied energy in materials against the EDGE base case. EDGE Advanced requires 40 per cent or more in energy.
When should EDGE start on a project?
At design stage. Measures are cheapest to change before the design is frozen, and the preliminary certificate supports the credit decision.
Who issues EDGE certificates?
An EDGE certification provider issues them after review by an EDGE auditor. An EDGE Expert helps the project team model and meet the standard.
